The Breakers and the Carriage House Club plan to request special exception approval to add outdoor restaurant seats during the council's meeting at Town Hall. After months of debate and staunch opposition from neighbors, the council in February 2019 gave permission for the club to open, but attached about 30 operating conditions the owner and management will be required to follow. A young couple is behind Carriage House, a respite for socializing over dinner and drinks in two renovated, historic properties by legendary architects Addison Mizner and Maurice Fatio. Luis Bustamante’s interiors, fine art and talented chefs are all in the mix for the capped membership. In a presentation to the council Wednesday, Carriage House CEO Mario Pederzolli said the club planned to transfer 40 of its approved indoor dining seats to outdoor seating. The shift would not increase the seating counts above the prior approved total of 153 (67 at lunch).

Leave it to AD to scout what’s new and where recently arrived residents and global jet-setters will be rubbing elbows with longtime denizens. "In my first year on this council, I found myself in the uncomfortable position of being the tie-breaking vote on the last request for outdoor seating, which I did not support," he said. "They had to wait for this. That was important to me because of the two-year, no-change commitment that was in the original declaration of use agreement, and I wanted to be fair to members. That's what swayed my decision one way or another. Seating will be limited to 153 and occupancy to 225 people, except during special events, when it will be 250. "The restoration of two of the most prominent buildings in Palm Beach was both an incredible opportunity and a responsibility," Michael says in press materials for the club. Carriage House opens the doors of its landmarked buildings by architects Addison Mizner and Maurice Fatio this month, bringing a new spot for dining and socializing to the town that experienced a resurgence and attracted scores of young families during the pandemic.

Palm Beach to review request for outdoor cafe seating at The Breakers, Carriage House Club
There was some discussion about adopting an ordinance that would prohibit any special events in the park. Maura Ziska, the lawyer representing the Carriage House, argued that it should have the same right to stage special events in the public park as anyone else who applies for a town permit to hold an event there. Faced with lingering concerns from neighbors of the Carriage House, the Town Council on Tuesday revised a few of the more than 30 operating rules for the private club. A proposal in October 2022 to reopen the agreement in order to add outdoor cafe seating was rejected by the town council.

Nelo Freijomel, architect at Spina O’Rourke + Partners of West Palm Beach, the architect of the project, said work on the club on South County Road and Phipps Plaza is expected to be completed by the end of the year. Even in previously-special destinations like Palm Seaside and Aman hotels, membership has its positive aspects. The club features a cafe, jazz café, spa, ballroom, and 47 rooms and suites with private balconies overlooking the Brooklyn Bridge and the Statue of Liberty. What will Carriage Property incorporate to a town of about 9,000 that previously has its honest share of social golf equipment? “It is offering the local community an exciting, delightful, stunning position to go and assemble across generations in a put that feels like a household away from property,” says a single member, who grew up in Palm Seashore and spoke on the problem of anonymity.

Interior structural work has begun and scaffolding is being installed on the exterior of both buildings, club spokeswoman Carey O’Donnell said Wednesday. O’Donnell said the owner’s goal is to open the club by the end of 2021. Initiation fees for dining clubs are $10,000 to $250,000, and mounting as demand rises. PALM BEACH, Fla. — If you plan to dine at a hot spot in Palm Beach this season, pack clothing so bright that it might be radioactive. Sartorial armor is practically required in any exclusive enclave.

The dining club expansion in Palm Beach mirrors the trend among upper-crust urban sets across the country. At Casa Cruz in New York, San Vicente Bungalows in Los Angeles or the new Carriage House in Palm Beach, members have monthly house accounts and never suffer through a delayed table reservation. And the cocktails that are designed for that room also match certain foods that are offered there. Then when you go to the Reading Room, there is a fireplace, the backgammon games, chess, books—all art books that you are encouraged to take from the bookshelves and have a browse. The member said they are looking forward to having a new nighttime destination. "A long time ago, there were places people could go out for after-dinner drinks, but Palm Beach is lacking that now and people just go home after dinner," they said.

Michael, a real estate investment fund manager, developed the plan to preserve and restore the Mizner building and its Fatio-designed neighbor at 270 South County Road. Michael R. McCarty, who owned and operated the beloved Michael R. McCarty’s restaurant in the Royal Poinciana Plaza for more than a decade before it closed in 2016, helped the founders navigate concerns raised by the community in the early stages of the project as they sought Town Council approval. The town council in February 2019 gave permission for the club to open but attached 31 operating conditions as part of a declaration of use agreement. The bar would not be a sit-down counter, but rather a service bar station for preparing drinks for those seated within the conservatory and the outdoor courtyard, according to town documents. No seats are proposed at the bar, and only hotel staff would be able to obtain drinks at the service station bar in order to fulfill drink orders.
Despite early objections from neighbors and approval issues with a Palm Beach town board, construction on the Carriage House social club is proceeding on schedule. Uptown on Fifth Avenue, Brazilian restaurateur and JHSF opened the Fasano Club at Fasano Fifth Avenue last year. With interiors by architect Thierry W. Despont, the club offers members the opportunity to book 3,600-square-foot, full-floor duplex suites overlooking Central Park.
But it attached 31 operating conditions, intended to address traffic, parking, noise and other concerns. The courtyard’s sidewalk is designed in the similar fashion as the one at Copacabana Beach in Rio de Janeiro—a nod to Paula’s Brazilian heritage. Council members also approved a special exception request related to supplemental off-site shared parking and a variance request that would eliminate the on-site parking space requirement created for increased private club membership.
